By accessing or using the Website, you agree to be bound by these General Terms and Conditions. If you do not agree, you should refrain from using the Website.

These terms are drafted in accordance with Spanish law, including Law 34/2002 on Information Society Services and Electronic Commerce (LSSI-CE), the Spanish Civil Code, and applicable consumer protection regulations.

1. Purpose of the Website

The Website provides information and intermediation services related to real estate, including property listings, property enquiries, appointment requests, and related informational content. The Website does not constitute a binding offer, contract, or professional advice.

2. User Obligations

Users undertake to use the Website lawfully, in good faith, and in accordance with these General Terms. In particular, users must not:

  • Use the Website for unlawful, fraudulent, or harmful purposes

  • Provide false, inaccurate, or misleading information

  • Infringe intellectual property or third-party rights

  • Attempt to interfere with the security, availability, or proper functioning of the Website

We reserve the right to restrict or deny access to the Website in the event of misuse.

4. Real Estate Intermediation

Immoria Property Group  acts as an intermediary between property owners, developers, service providers, and potential clients. We do not guarantee the legal status, condition, availability, or suitability of any property advertised on the Website. Any contractual relationship concerning a property arises directly between the client and the relevant third party.

5. Appointments and Enquiries

Requests submitted through contact forms, enquiry forms, or appointment booking tools do not constitute a contractual relationship. We reserve the right to accept, reject, or reschedule requests at our discretion.

6. Car Hire Services (Third-Party)

Where the Website provides information, links, or forms related to car hire, such services are offered solely as an intermediation and redirection service.

Immoria Property Group does not provide car hire services, does not own or operate vehicles, and does not act as the rental provider. All car hire services are provided by independent third-party companies.

Any car rental agreement, including matters relating to availability, insurance, payments, deposits, damages, fines, roadside assistance, or other obligations, is entered into exclusively between the user and the third-party provider and is governed by the provider’s own terms and conditions.

Specific conditions applicable to car hire services are set out in a separate Car Hire Terms and Conditions, which constitute an independent legal document.

7. Intellectual Property

All content on the Website, including text, images, logos, designs, and software, is the property of Immoria Property Group or its licensors and is protected by applicable intellectual property laws. No content may be reproduced, distributed, or modified without prior written consent.

8. Liability Limitation

To the maximum extent permitted by law, Immoria Property Group shall not be liable for:

  • Errors or omissions in Website content

  • Temporary unavailability or technical issues

  • Decisions made based on information obtained from the Website

  • Services provided by third parties

Nothing in these terms excludes liability that cannot be excluded under mandatory law.

Car Hire Policy

This Car Hire Policy applies to car rental enquiries and requests submitted through www.immoria.es (the “Website”). By using the car hire enquiry or redirection services on the Website, you acknowledge and accept this policy.

Immoria Property Group Group acts solely as an intermediary and does not provide car hire services directly.

1. Intermediary Role

Immoria Property Group facilitates contact and redirection to independent third-party car rental companies (“Rental Providers”). We do not own, manage, insure, maintain, or supply vehicles.

Any car hire agreement is concluded directly between the client and the Rental Provider and is governed exclusively by the Rental Provider’s own terms and conditions.

2. Vehicles and Images

All vehicles supplied by Rental Providers are Spanish registered, left-hand drive, and insured in accordance with Spanish legal requirements.

Images, photographs, descriptions, or examples of vehicles displayed on the Website are provided for illustrative purposes only. The vehicle supplied may be similar to, but not necessarily identical to, the vehicle shown. Vehicle models, specifications, features, colour, or equipment may vary depending on availability.

Immoria Property Group cannot guarantee the exact make or model of any vehicle displayed.

3. Driver Requirements

Driver eligibility requirements are determined by the Rental Provider. In general, Rental Providers require that:

  • Drivers are at least 25 years of age

  • Drivers hold a valid UK or European driving licence

  • The driving licence has been held for a minimum of two (2) years

Acceptance of additional drivers is subject to the Rental Provider’s policies.

4. Collection and Return

Vehicle collection and return locations, including airport delivery options, are determined solely by the Rental Provider. Vehicles must normally be returned to the same location from which they were collected, unless otherwise agreed directly with the Rental Provider.

Immoria Property Group has no control over delivery, availability, or timing.

5. Fuel Policy

Fuel policies are established by the Rental Provider. Vehicles are generally supplied with a specific fuel level and must be returned with the same level, unless otherwise agreed directly with the Rental Provider.

6. Roadside Assistance

Where roadside assistance or recovery services are offered, these are provided exclusively by the Rental Provider and are subject to their conditions.

7. Payments, Deposits and Insurance

All payments, deposits, guarantees, insurance coverage, and excess arrangements are handled directly between the client and the Rental Provider.

8. Damage, Key Loss and Liability

Any damage, accident, loss, theft, or key replacement is governed exclusively by the Rental Provider’s rental agreement. The client is responsible for complying with the Rental Provider’s obligations and policies.

9. Fines and Violations

All parking fines, traffic violations, tolls, or penalties incurred during the rental period are the sole responsibility of the client and must be settled directly with the relevant authorities or Rental Provider.

10. Liability Disclaimer

Immoria Property Group shall not be liable for:

  • Vehicle condition, availability, or suitability

  • Differences between illustrated and supplied vehicles

  • Accidents, breakdowns, damages, or losses

  • Disputes between clients and Rental Providers

  • Charges imposed by Rental Providers

All claims must be addressed directly with the Rental Provider.

11. Governing Law

This Car Hire Policy is governed by Spanish law. Any matters relating to the rental agreement itself are subject to the governing law specified by the Rental Provider.
